Trei Real Estate GmbH has selected Apleona to deliver integrated soft and hard FM services at two residential and commercial properties it is developing in Berlin.
The contract covers a total of 304 apartments and retail stores with a total area of around 4,500 sq. m, and is due to start in summer 2022 six months before the projects are completed and at the beginning of the start-up phase. An initial contract duration of two years has been agreed with Apleona to manage both properties from its Berlin location.
At the beginning of 2020, Trei commissioned Apleona to manage a portfolio containing 69 retail properties with a total area of 155,000 sq. m in Berlin, North Rhine-Westphalia and southern Germany. Managing director Julia Steinmetz sees the latest contract award as confirmation of her team’s performance, and says: “Together with Trei, we will use the start-up phase to optimize our processes to meet the high quality requirements of the properties in full, including regarding proactive management and tenant satisfaction.
“As part of this, we will also employ modern, digital tools such as an online tenant portal for tenant communication”.
René Westerheider, Head of Asset Management for Trei Real Estate GmbH, adds: “We already have two years of successful commercial real estate collaboration with Apleona behind us. So it was an obvious choice to commission the company to manage our two residential and commercial properties in Berlin, which are still under construction. Both properties are nearing completion, good progress has been made in the building construction in both cases and we are already receiving many inquiries from prospective tenants. We are looking forward to the first tenants and to working together with Apleona.”
Both properties covered by the new contract occupy prime locations. The residential development on Winsstrasse in Berlin-Prenzlauer Berg combines 187 rental apartments with a floor area of 11,300 sq. m laid out over six storeys with 2,700 sq. m of retail space on the ground floor which will be anchored by a modern Edeka store when work is completed before the end of 2022. The second property is located at Fürstenberger Strasse 8 where Berlin-Mitte meets Prenzlauer Berg and comprises 117 one- to four- bed apartments offering a total residential area of approximately 7,400 sq. m, spread over six upper storeys and featuring an underground garage with 25 parking spaces. A supermarket with a floor area of approximately ,800 sq. m on the ground floor will also be let to Edeka once building is completed.
