Local developer Weston, Inc., has started construction of a much-needed 156,000 SF temperature-controlled warehouse space in Cleveland, Ohio, with opening scheduled for the third quarter of 2023.
Located along the Opportunity Corridor and classified as a Public Refrigerated Warehouse, the Cleveland Cold Storage project will provide customers with a full range of temperature-controlled storage and distribution services, as well as easy access to I-77 and I-90. The neighboring Orlando Baking Company will occupy approximately 30,000 SF of the facility. Other local, regional, national, and international processors, grocers and distributors will use the services of Cleveland Cold Storage. The facility is expected to bring approximately 30 new jobs to the local market. A groundbreaking ceremony took place on Wednesday, June 8th.
The cold storage facility will feature 122,000 SF of -10°F freezer space, a 20,000 SF 34°F cold dock, and 10,000 SF of dry storage for multi-customer use. Additional features include ALTA refrigeration penthouse units, 36’ clear height, 16 dock positions, and a 4,000 SF office. There will be 15,000 freezer pallet positions.
The Cleveland Cold Storage project comes in response to a major need for cold storage distribution space in the local market and beyond. Northeast Ohio is home to a multi-billion-dollar food processing industry, with nearly 20 food processing companies located within close proximity to the project site alone. However, because of significant changes in food distribution combined with the lack of temperature-controlled warehouse and distribution centers, the Cleveland Cold Storage team is in discussions with customers from down the street to customers in other states and countries.
The project is also part of a growing national trend as the traditional speculative development environment has seen a shift toward outfitting facilities for specialty end-users such as food and beverage companies, especially in markets with a lack of cold storage infrastructure or aging assets.
Weston has partnered with ARCO National Construction, a nationwide leader in the construction of warehouse and distribution space, for its design, build, and construction needs.
