
Ground has been broken at a new 782,875 square foot warehouse and logistics facility on the 310-acre FED310 industrial park development by Panattoni and Crow Holdings Capital in Frederickson, Washington.
The warehouse is being leased by retailer Harbor Freight Tools under an agreement described by Cushman & Wakefield as one of the region’s largest industrial leases in 2023.
Sierra Construction is the general contractor for the state-of-the-art Class A development at Canyon Rd E and 176th St. E., and overseeing four buildings (C, D, E, G) totaling 3,266,390 square feet currently under development. Much of FED310 has been prereleased, with the project expected to occupy up to 4 million square feet once an initial tranche of six buildings has been completed.

Cushman & Wakefield Executive Managing Directors Scott Alan and Patrick Mullin, and Managing Director Connor Cree, represented the owners in negotiations for the long-lease with Harbor Freight Tools. The company is also the marketing lead on the project.

The project will offer ample dock high and grade loading, 36 to 40 meter clear heights, abundant auto and trailer parking, and large modern truck courts.
The development is situated within 30 minutes of the Port of Tacoma and proximate to multiple freeways, including Interstate 5, offering convenient logistical service throughout the Greater Seattle region as well as the West Coast and Mid-West regions. The property also provides several economic and tax incentives for occupants.
