
STRABAG Property and Facility Services has been awarded a contract to provide integrated technical facilities management and infrastructure services at the DGNB Platinum and BREEAM Excellent certified PRISMA re-development in Frankfurt Niederrad.
The company’s appointment will ensure the property operates sustainably in accordance with its ESG certifications, and implement additional sustainability goals that have been agreed with property manager Sonar Real Estate GmbH.
PRISMA is one of Germany’s most sustainable refurbishment projects and a flagship for energy-efficient inventory revitalisation. The office building will offer state-of-the-art working environments with flexible space of 44,000 square metres and a 3,000 square metre atrium that includes areas for dining, gym facilities and events. The 12-storey re-development will comply with the EC 55 standard following the introduction of the new sustainability measures designed to ensure energy consumption remains at 45 per cent below that of comparable conventional newbuilds.
The PRISMA development is already considered one of the greenest office buildings in Germany, and is used primarily as office space offering flexible configurations A gym and restaurant which will both be open to the general public are also planned.
Photovoltaic (PV) systems are currently being installed alongside energy-efficient building controls, with an innovative rainwater management system collecting water for toilet flushing uses. An innovative HVAC system ensures optimum air quality while reducing energy consumption.
Additional services to be delivered under the contract include building and building services inspection and maintenance, property management, and provision of 24/7 on-call reactive maintenance alongside a comprehensive suite of hard FM services. STRABAG PFS will also introduce a continuous improvement process to support building sustainability by deploying its eco2solutions platform which digitally processes energy consumption in real time, monitoring and adapt it to users’ requirements.
The above measures are forecast to save 50,486 metric tonnes of CO2-Emission over the life cycle of the building or the equivalent volume of CO2 that binds to 19,644 trees.
Services will predominantly be self-delivered by STRABAG PFS.
