Cushman & Wakefield is marketing a 22-acre master planned mixed-use development in the heart of Oklahoma City as an opportunity to create a vibrant, walkable, and sustainable community to meet local demand for housing, employment, and lifestyle amenities.

The site is expected to deliver over 700 residential units, premium office and retail space, next to expansive parks and open spaces.

As one of America’s most attainable housing markets, OKC presents a prime environment for this truly unique and impactful new development providing a world-class living experience.

Oklahoma City Mayor, David Holt, tells FM Magazine: “We are very excited by the potential of Strawberry Fields.  Our city’s investments have elevated us to America’s 20th-largest city, and many of those investments are adjacent to Strawberry Fields. Additionally, we offer an ease of doing business, a diversified economy, and a high quality of life.”

The city has committed nearly US $5 billion in quality-of-life investments over the last quarter-century.  Included in that are uniquely successful initiatives around sports and entertainment   The city has already funded and is planning a US $1 billion new arena for the Thunder of the NBA, which is scheduled to open in 2028.  Also nearby Strawberry Fields will be a new professional soccer stadium slated to start construction in 2025.  The RIVERSPORT Whitewater Center which will host six events during the 2028 Los Angeles Olympics is under a mile away.

“Strawberry Fields’ location in the heart of our great city provides an opportunity to shape a vibrant new community that complements downtown and will help to define Oklahoma City’s future,” adds Mayor Holt.

Strawberry Fields is also desirably located adjacent and walkable to the ±70-acre Scissortail Park, Myriad Botanical Gardens, Omni Hotel, Convention Center and the Oklahoma River & Boathouse District, providing direct access to the city’s premier recreational and green spaces. The revitalized Midtown and Bricktown districts further enhance the area’s urban living experience, offering a dynamic mix of dining, shopping, and entertainment including the Chickasaw Bricktown Ballpark.

A specialized team with Cushman & Wakefield’s National Land Advisory Group led by Matt Davis, ALC and Melanie Haynes, Kevin Nolen and Matthew Davis in collaboration with Barry Murphy and Allan Meadors with Cushman & Wakefield’s local affiliate Commercial Oklahoma are marketing the assembled ±22-acre site for sale. The Seller will consider selling the property in full or in part as smaller lots.  While the listing is being offered unpriced, according to the C&W sales team, “there have been no other larger properties of similar size brought to market in the area recently, but smaller parcels have generally transacted for $50-65 per square foot and are trending higher with many currently listed parcels targeting $90 per square foot.”

Matt Davis comments: “Oklahoma City is amidst an exciting transformation, emerging into a dynamic hub of diverse districts that cater to innovators, entrepreneurs, and families alike. As the city evolves, these vibrant neighborhoods are emerging as sought-after destinations. Strawberry Fields is a spectacular and transformative new master-plan opportunity that, through meticulous effort and strategic vision, has been intently assembled over the past 10 years. The site offers the exciting potential to blend modern construction, urban convenience and a rich sense of place creating a one-of-a-kind destination for all.

“As one of America’s most attainable housing markets, OKC presents a prime environment for this truly unique and impactful new development providing a world-class living experience.”

Oklahoma City houses many major employers and boasts a talented workforce of approximately 825,000 employees (source: Lightcast 2024) together with a growing population of over 1.4 million people. The city added approximately 100,000 new residents between 2010 and 2020 (source: 2020 US Census) that has helped to fuel the city’s growth and expansion.

“The strategic location of Strawberry Fields at the edge of downtown OKC and positioned near I-40, I-44 and I-55 (with expansive frontage on I-40), Oklahoma City Train Station and Will Rogers World Airport, ensures exceptional convenience for residents, businesses, and investors.

Supported by billions of dollars in metro-area investments and surrounded by a thriving cultural and entertainment scene and inspired by notable landmark developments like the Wheeler District in Oklahoma City, and One Rangers Way in Arlington, TX, Strawberry Fields aspires to become the next epicenter for community- focused living and is positioned to become a cornerstone of OKC’s future,” adds senior Cushman & Wakefield director, Melanie Haynes.
